What information might be useful?
What you earn, what you own, what you owe and your timescales help us understand where to start.
These are examples to help you prepare. We’ll tell you which documents we need, how far back they should go and how to share them securely. We may also ask for ID, proof of address and bank statements.
What else should I bring into the conversation?
Tell us about connected needs now, even if they are for later.
Would your family and bills be covered if you died, became seriously ill or could not work? Tell us about any insurance you already have.
Does your business need money for day-to-day costs, premises or growth? What would happen if an owner or essential team member could no longer work?
Do you own other properties, have mortgage deals ending soon or plan to build or renovate?
How much cash do you want to keep available? If you hold investments, we can discuss whether borrowing against them is worth exploring, including the costs and risks.

Does everyone follow the same steps?
This guide shows the usual journey when borrowing against property. The lender’s property assessment, financial checks and your solicitor’s work may happen at the same time. The details depend on what you are financing.
Borrowing against unpaid invoices or investments follows different checks. For insurance, the insurer reviews your application before confirming when your cover starts. Your adviser will explain the steps that apply to you.
